JOB SUMMARY: Administer the preventive maintenance (PM) program, assuring that the database is maintained, and PM tasks are scheduled and completed on time. Work with the maintenance supervisors to schedule manpower for routine, preventive and project related maintenance. Assist the supervisors in closing maintenance work orders and auditing completed PM work for accuracy and verification of completion.

ESSENTIAL JOB FUNCTIONS: The duties and responsibilities of this position shall consist of, but not be limited to the following:

  • Plan and facilitate all Maintenance Work Orders within the plant.
  • Assists the Maintenance Manager with ensuring that all facilities are structurally sound, mechanically operational, electrically efficient, and safe by planning and scheduling daily and weekly preventive maintenance activities in coordination with the CMMS system.
  • Drive Preventative Maintenance process throughout the plant, championing the need and sense of urgency.
  • Supports preventive maintenance as a strategy in maintaining site electrical, mechanical, control, and plumbing systems by assisting in the development and monitoring of preventive maintenance programs, keeping accurate records in the CMMS program on all equipment indicating all repairs/breakdowns, replacements and performed maintenance, performing spot checks of equipment to determine their working condition.
  • Manage project from inception to completion, ensuring all people and resources needed are accounted for.
  • Maintain the PM database within the current CMMS system, run all scheduled PM task lists and distribute to the assigned Maintenance personnel.
  • Coordinate with Scheduling and Operations to schedule equipment for PM and reliability maintenance.
  • Perform audits on completed PMs to ensure the work was completed and completed properly per the specifications.
  • Work with the Maintenance Purchaser to source needed repair parts. Complete and submit purchase requisitions for requested repair parts as requested by supervisor.
  • Perform Database maintenance on the maintenance database. Enter new users, create reports for management, close/open work orders and enter new equipment into the database.
  • Develops CMMS PM tasks for the preventive maintenance of mechanical, electrical, heating, ventilation and air conditioning, plumbing and refrigeration control systems.
  • Research current equipment needs and establish list of standards, determining if current equipment is cost effective or determine ROI on an alternate solution.
  • Involvement in Capital Expense projects including tracking cost justifications, and history of expenditures.
  • Assists with documenting the cost of maintenance repairs and services by keeping records of time and materials to be charged to each job and providing periodic status reports to the Maintenance Manager
  • Assures that maintenance personnel have the equipment and supplies necessary to perform mechanical services by monitoring the use of supplies and materials, estimating future material usage, requisitioning those supplies and equipment, distributing supplies/materials and equipment as required, and advising the Maintenance Manager regarding potential shortages, recommended replacement items, or related equipment needs.
  • Responsibility for all Demand Maintenance activities for the facility. This includes converting Services Requests within the CMMS system to Work Orders.

Job Requirements




  • Education/Work Experience
    • Required:
      • Bachelor's Degree in Engineering or Technical discipline with minimum 1 year production, operations or maintenance work related experience.
      • Computer experience required
        • Working knowledge of MS Office programs ie: Word, Excel, Outlook
        • Ability to learn new software
      • Experience and execution in use of Cause Analysis tools (i.e. Root Cause Analysis (RCA), 5 Why, Fishbone, etc.)
      • Proven Project Management experience.
      • Must be a team player committed to working in a quality environment. 
      • A valid driver’s license is required.
